Hartford County’s housing market is blazing hot this spring. The median sale price has jumped to around $360,000, up roughly 9% from last year, and buyers are competing fiercely for limited inventory. Nearly three out of four homes are selling for above their asking price, and on average, homes are closing at 103% of list price. It’s still clearly a seller’s market — and the most competitive I've seen in my 19 years in the business.
Homes are also moving faster than ever, averaging just 26 days on the market, significantly quicker than the national average. Inventory remains tight, with only a tiny increase from last year’s historically low levels. With fewer options and bidding wars the norm, buyers have little room for hesitation with some putting in 15-2- offers before finally finding a home. Hartford has even been named one of the nation’s top markets to watch in 2025 — and shows no signs of slowing.
